Once you have decided to buy a new house and even perhaps have it built for you, you will need to select location, financing and the home builder you will use. It is a big decision and must be carefully handled so that you are happy and satisfied with the end result. Having a home built is expensive and you need to balance what you need with what you want so that the house is everything you imagined; so that you can move happily into your new home instead of going into the poor house.

Selecting a home builder is even more important than the financing and the location. The home builder´s commitment to quality will become evident as your new home ages no matter if the home is a modular, log, custom, or tract type housing. The home builder decided on the quality level of the materials based on the price points of the final product, your home.

Of course, you cannot expect to see first rate top of the line products throughout a home that´s being built to an affordable price point. Still the quality of the finished materials should be of good quality and be expected to give years of use. The builder who cuts corners on finished materials that a customer can see has probably cut even more on the stuff that cannot be seen like insulation, proper sealing for drafts, and other energy efficient methods.

The first step in choosing a builder is to know what they do and what they build. There are two types of builders: custom and production home builders. Custom home builders usually build top quality houses on your preferred location. Each house is unique and rarely do two houses come out to be similar. If you do not have a design for your house, they can even provide you with one. Production home builders usually build town houses, condominiums and rental real estate. You can choose from different pre-made house plans they offer. If you are on a tight budget, you can commission them to help you out.

It pays to work with a Professional

Although professional home builders can be more expensive than small companies, you can be assured of quality service - and quality is something you want on top of everything else. You might get proposals from people who build homes as a part time job and charge a fraction of the usual cost - don´t fall for it. You might find yourself fixing your roof or changing your tiles a few months later. Home building takes dedication, commitment and experience. If an offer sounds to good to be true, it probably is.

Customer Service and Warranties

Hire a company that offers warranty programs. This will serve as a protection for your investment. Be sure to ask your provider what after-sales service they can offer. Good builders should offer to fix minor problems at no extra cost.

Talk to at least three of your preferred home builders. Discuss your budget and tell them the exact details of what you want them to do for you. Remember that choosing a home builder is only step number one towards your perfect home. You need to tell them clearly what you want. Don´t just give them your house plan and leave it at that.
