Since we must accelerate the pace on the road to energy efficiency, let us see better and farther ... testimony of a social landlord

The maneuvers to be undertaken by property managers to organize and conduct activities to improve the energy performance require the development of long-term plans but also the establishement of measuring and monitoring devices.

Combine the long-term planning and ongoing management of the energy performance through a finer control of the operating heating contracts is what highlights Alexandra SAUGE, energy engineer at France Habitation, when she presents her mission :
“My mission is based on a dual approach, strategic and operational.
Strategically speaking, the recent development of a strategic energy assets (PSE Plan stratégique énergétique), validated by the Board of Directors, which déclines the broad objectives of the Grenelle of the environment on our entire real estate.
At the operational level by establishing a 10-year multi-annual programming of works to improve the energy performance of buildings and the establishment of more demanding heating exploitation contracts to reduce energy consumption in buildings and reduce costs for tenants to fight against energy precariousness. “


But it is also going further in the monitoring of rehabilitation works to have a real measure of gains obtained and to be able to improve practices. That´s what told us Alexandra SAUGE when presenting her rehabilitation project and its objectives :
“The Board of Directors has approved the program of energy efficiency improvement of our real estate and we started several operations involving nearly 3,000 homes.
Several projects were financed by the Caisse des Depots as part of eco-loans.
Both sites Noisiel and Les Lilas are part of the lot being detained. Working in the choice of technical performant bouquets we could optimize our project as part of a BBC restoration.
To ensure that we achieve the performance, we wanted to have a measurable feedback.
It was therefore important to have a very fine visibility of heating consumption before and after the renovation work while following closely the level of comfort in homes. So we had a record of regular indoor temperatures by equipping homes with sensors."


And at the question of the interest to develop a device for measuring the energy performance to support the rehabilitation, the response confirms the strategy expressed before:
“Our aim was threefold:
- Having a management tool for the heating operator to improve its interventions both on the regulation of heat production and on the balancing of the heating network.
- Providing a tool to our Client Assistant (OMA) to control the heating operator.
- Having the monitoring before, during and after rehabilitation work to objectively measure the reached performances and assist our tenants in our energy economy and eco-citizenship."
